One of the clearest examples of construction-powered economic renewal is The Downs in Scarborough, Maine. Originally built in 1949, the Scarborough Downs racetrack had seen decades of decline—struggling financially, changing hands, and losing relevance in the region. But that all began to change just a few years ago.

About three years ago, a forward-thinking developer acquired the land with a vision to build a "Live, Work, Play" community that would reenergize the town. That vision has rapidly materialized into what is now one of the most sought-after developments in Southern Maine.

Once fully developed, The Downs will bring significant property tax revenue to Scarborough, funding public services, schools, and infrastructure for decades to come. The project illustrates how smart construction can revitalize underused spaces and bring new life to entire regions.
